3 Deadly Mistakes To Avoid.
Deadly Mistake #1: Thinking you can't afford it. Today, buying the home of your dreams is easier than ever before. Many people who thought that buying the home they wanted was simply out of their reach are now enjoying a new lifestyle in their very own new home. Buying a home is the smartest financial decision you will ever make. In fact, most American and Canadian home owners would be financially broke at retirement if it weren't for one saving grace - the equity in their home. Furthermore, mortgage rates are more flexible today than ever and tax allowances favor home ownership.
Real estate values have always risen steadily. Of course there are peaks and valleys, but the long term the trend is a consistent increase. This means that every month when you make a mortgage payment the amount that you owe on the home goes down and the value typically increases. This owe less-worth more situation is called equity build-up and is the reason you can't afford not to buy. Even if you have little money for a down payment or credit problems, chances are that you can still buy that new home. If you are looking for a low cost home inspection at a time you're investing hundreds of thousands of dollars in your new home, you may be making a big mistake. My question to price shoppers is this… would you really want to hire an inspector based on low price when you and your family's future are at stake The sad truth is that there are many types of home inspection companies out there that do charge low prices, that consistently book several 2.5 hour inspections per day for weeks on end. These inspectors do a lot of what I call 'brief' inspections on a very tight schedule, and the chances for major problems being missed goes up dramatically. Simply put, you won't recieve the time and attention to detail that you deserve when making such a major life decision. Why would you do this? How than, can you tell if you are getting the inspector you deserve? By Staying Away from inspectors that perform 2.5 hour inspections and charge low fees or worse, by Staying Away from inspectors that perform 2.5 hour inspections, brief reports and high fees; By Staying Away from 10 - 20 page reports! Buying a home is probably the most expensive purchase you will ever make. This is no time to shop for a cheap inspection. The cost of a home inspection is very small relative to the home being inspected. The additional cost, if any, of hiring a certified and State Licensed inspector is almost insignificant. As a home buyer, you have recently been crunching the numbers, negotiating offers, adding up closing costs, shopping for mortgages and trying to get the best deals. Don't stop now. Deadly Mistake #3: Not hiring a buyer's agent to represent you. Buying property is a complex and stressful task. In fact, it is often the biggest single investment you will make in your lifetime. At the same time, real estate transactions have become increasingly complicated. New technology, laws, procedures and competition from other buyers require buyer agents to perform at an ever-increasing level of professionalism. For many homebuyers, the process turns into a terrible, stressful ordeal. In addition, making the wrong decisions can end up costing you thousands of dollars. It does not have to be this way! Work with a buyer's agent who has a keen understanding of the real estate business and who is on your side. Buyer's agents have a fiduciary duty to you when hired under contract by you. That means they are loyal to only you and are obligated to look out for your best interests. Buyer's agents can help you find the best home, the best lender. Best of all, in most cases, the buyer's agent is paid out of the seller's commission, even though he/she works for you.
Trying to buy a home without a buyer agent under contract with you, well... it's unthinkable.
BUT LET ME INJECT SOME AGE OLD REALITY. As many good and ethical Real Estate Listing and Buyer Agents as there are out there a few ruin it for the rest. My experience has shown that when Real Estate Agents try rushing the inspector, start disputing the inspector's findings while on site, question the inspector's work at the site or off, I am left with the feeling that they are truely NOT representing the Buyer but are more interested in the sale and commission! Even by Agents with many years of experience. In my opinion, a good Buyer Agent will support his client's wishes and if an inspector finds problems with a property the Buyer Agent should achnowledge such, not dispute it! If problems exist, what's there to dispute? Is your Buyer Agent representing YOU Only or not?
Remember, hire an independent inspector who does NOT solicit work from Agents or Agencies. Listen carefully to what your Buyer Agent is saying. Is s(he) truely Representing You Only? If not, find another Realtor!
