When buying a home, you should always have a professional home inspection performed. You need to know exactly what you are getting. The professional home inspection will reveal any major deficiencies with the home so that they may be addressed before you close the deal, making your buying decision much easier and more confident.

When I inspect the home I will look at the systems that make up the building such as:

  • Roof, vents, flashings, and trim.
  • Gutters and downspouts.
  • Skylight, chimney and other roof penetrations.
  • Decks, stoops, porches, walkways, and railings.
  • Eaves, soffit and fascia.
  • Grading and drainage.
  • Basement, foundation and crawlspace.
  • Water penetration and foundation movement.
  • Heating systems.
  • Cooling systems.
  • Main water shut off valves.
  • Water heating system.
  • Interior plumbing fixtures and faucets.
  • Drainage sump pumps with accessible floats.
  • Electrical entrance service line.
  • Main disconnect and service amperage.
  • Electrical panels, breakers and fuses.
  • Grounding and bonding.
  • GFCIs and AFCIs.
  • Fireplace damper door and hearth.
  • Insulation and ventilation.
  • Garage doors, safety sensors, and openers.
  • And much more.

The inspection report will tell you if there are any potential hazards, what needs to be repaired and what needs attention.

As a buyer, you should require an inspection at the time you make a formal offer. It is important that you make sure the purchase agreement you are signing has an inspection contingency. Then, arrange for me or an inspector of your choosing to inspect the house. Following this you should pay close attention to the inspection report. If you arent comfortable with what we find, you should ask that the seller correct the problems before closing, negotiate a lower purchase price or better terms to compensate.

The professional home inspection will reduce the risk of costly surprises with what is likely to be the largest purchase you will ever make. It will help you to make a more informed, more comfortable decision.
